CPF Usage
CPF OA funds can be used for the 15% exercise payment and monthly loan instalments. CPF usage for 99-year leasehold properties: allowed as long as the property's remaining lease covers the youngest buyer to age 95. Hudson Place (99-yr from 13 Mar 2025): CPF fully usable for all buyers under ~30 years of age today.
DPS vs. Normal PPS
Most new launches use the Normal Progressive Payment Scheme (PPS) as described. A Deferred Payment Scheme (DPS) is available on selected units โ€” buyer pays only 20% now, defers the remaining 80% to TOP. DPS typically carries a premium of ~2โ€“3% on the purchase price.
